Ask Before You Buy

When looking at property, it's a good idea to ask before you buy. 

  • Ask the Floodplain Manager if the property is in a floodplain, if it has ever been flooded, what is the flood depth, velocity and warning time.
  • Ask the City Planner what the building and zoning regulation are in effect for the property.
  • Ask the real estate agent if the property is in a floodplain, if it has ever been flooded, and if it is subject to any other hazards, such as sewer backup. 
  • Ask the seller and neighbors if the property is in a floodplain, how long they have lived there, if the property has ever been flooded, and if it is subject to any other hazards. 
  • Ask an insurance agent how much flood insurance would cost if the building is in the Special Flood Hazard Area (SFHA) also known as the 100-year floodplain. 

Flood Insurance

If the building is located in the SFHA (100-year floodplain) and purchased with a federally backed mortgage flood insurance will be required.

The City provides an easy-to-use  Interactive GIS Mapping tool that display the effective FEMA 100-year and 500-year floodplains.   

Floodplain Development

The City regulates construction, earth work, improvements, repairs and development within the SFHA.  Properties touched by the SFHA must comply to Floodplain Development Standards.

National Weather Service

NOAA provides real-time river gage readings of the Red River, historic crests, along with other information.  During a flood event NOAA will show the predicted river crest.
